Improved Results Page Format

The RELAR results page now provides improved access to the data you need. The initial map loads automatically when you get to the results. The Property Information Center has been replaced by a tabbed interface for easier access to the property lists. Map icons are now dynamic and change as you move through the tabs to the various lists. More information is now provided "above the fold" for easier access and viewing.


Improved Recalculation Ability

Recalculations with modified subject property values and comparable property lists are now easier than ever. Simply go through the tabs and modify the information that you want to change. No need to remember to save changes to each list or to the subject values. You can also get back to the original calculation using the "Reset to Defaults" button.


See Report History Online

You can now view and search reports that you have previosly run. Reports can be searched by date range and address. Enter a reference on the new, improved query page, and it iwll be attached to the report. You can use it to locate the report at a future time. Just select the "Report History" link on the menu to give it a try.

Continue Working With Previously Processed Reports

When you reload a report from your report history list, you can print it out in one of the new PDF formats or even continue working with it. Try including or excluding comps, changing property parameters or changing the confidence score. You can try as many possibilities as you like, and print them out, at no additional charge.

New, Clearer Report Printouts in PDF Format

We now offer you an upgraded, clearer report in Adobe Portable Document Format (PDF). You can save the PDF files, or print them directly from your web browser window. Multiple reports can be open at one time. There are three formats to choose from: Full, which lists all properties searched by RELAR, Standard, which shows the properties selected by the RELAR algorithm, and Summary, which is a shorter report that shows the results and important components of the computations.

RELAR is an innovative real estate valuation tool. It is the only valuation system that truly understands the location characteristics of a property and takes those into account in its calculations. Residential real estate is about LOCATION, LOCATION, LOCATION and RELAR understands this better than any other system in the world.

GEO-IMAGE ANALYSIS (GINA)

Our Geo-Imaging Analysis (GINA) Technology give us a unique perspective on the factors affecting the value of real estate in a market. We are continuously enhancing that technology. In addition, we provide you with extensive analysis and visualization tools, many of which have been greatly enhanced in our new release.

VERIFY AND CHANGE THE LOCATION 

Once you start a RELAR report on a property, you will see the first enhancements on the property data review page. Before, you could update basic property characteristics. Now, you will see a thumbnail map on the page showing the location RELAR found for the property. By clicking on the map, you can move the property to a new location. If you combine this with the ability to input basic property characeristics, you can now compute the value of a property that doesn't even exist yet!! This is the perfect feature for evaluating new construction, condo conversions, and remodels.

MORE INFORMATION - MORE CAPABILITIES

The real excitement begins when you get to the results page. Previously, you could see the basic lists of properties RELAR had used to compute a value. You could also go to a basic mapping page and get a map for one of the property lists. Now, the map and street view appear in windows that can float over the results page for each correlation with the properties in the lists. Icons are numbered for easy reference. You can also bring up a street view of a property (where available), by clicking on the property icon and selecting the link in the information window. The street view will open with the view oriented toward the property represented by the marker. You will also see a round blue marker on the map at the location where the street view opened. Drag the marker to a new location and the street view moves along. You can also hide both the map and the street view and open them back up as needed.

CREATE WHAT-IFS AND NEW VALUATION SCENARIOS

New capabilities for understanding and visualizing the results of a RELAR calculation are exciting, but are only a small part of the story. Now you can interact directly with the RELAR calculations. RELAR has added the capability to recompute the value and time to sell of a property based on changes you make to the basic property characteristics and property lists used in the computations. Think we left out a relevant property? Tell RELAR to put it in. Think we put in a property that doesn't belong? Take it out!! Or just have some fun and see how changing the characteristics and mix of properties in the calculation affects the results.

HIGHER CONFIDENCE

 

The confidence score is derived by a review of the quality and availability of data within a geographic radius of the property in question. RELAR’s proprietary methods determine which of these properties are appropriate for inclusion in the value analysis. As this is an automated method, the physical and nature of sale characteristics are not readily known by the computer. As a result some comparables selected and/or omitted by the automated method may or may not be appropriate in the valuation. This is an obstacle for all automated valuation systems; however RELAR  helps to overcome this by allowing for a user review and manual override of the available data for the subject and comparable properties. When this manual override method is employed the confidence score may diminish and the range in value may increase as RELAR’s determination of like properties is being overridden with properties it considered to be less suitable.

The range in value is an aid to pinpoint the most likely market price for the subject property. The range +/- can be used for consideration of additional improvements, quality of finish materials, craftsmanship, or property characteristics.

And don't worry. Once you have computed a RELAR result, you can run as many recomputations and What If's without any additional charge!! That's right. You can change property characteristics and comparable lists as many times as you want with NO ADDITIONAL CHARGES. Print out or download each result. NO CHARGE.

GET VOLUME DISCOUNTS 

Of course, we do charge for the initial RELAR report. But, we've lowered our prices and added the capability to get volume discounts through credit card purchases. You can prepay for a volume of RELAR reports and get the discount starting with the first report. As always, you will never be charged for an unsuccessful report or for a report where the confidence score is low. The report credits will simply remain on your account for use in the future.
